Builder Upgrades

In the current Raleigh market, builders are trying not to cut list prices. They’re protecting recorded sales comps to preserve value for the other lots in the same community. What they are offering is a different kind of negotiation: rate buydowns, closing cost credits, upgrade packages, and lot premium waivers. The key to getting the best deal on Triangle new construction in 2026 is knowing what to ask for, understanding why builders say yes to some requests and no to others, and not walking into the sales office without representation.
