Seller’s Guide to the NC Due Diligence Period: What to Expect After Going Under Contract in Raleigh in 2026
In North Carolina, the due diligence period is the negotiated window of time after an offer is accepted during which the buyer investigates the property — scheduling inspections, ordering the appraisal, and securing financing. From the seller’s side, it typically runs 21 to 30 days in the Triangle market. The buyer pays a nonrefundable Due Diligence Fee at signing, and if they terminate during this window, they keep their Earnest Money but forfeit that fee. If they move forward, the deal becomes significantly more committed once the Due Diligence period ends.
