Selling a Home with Unpermitted Work in Raleigh, NC: What to Disclose and What to Do Before You List
Unpermitted work is one of the most common due diligence surprises in Raleigh and greater Triangle home sales, and how you handle it before you list determines whether it becomes a manageable disclosure or a deal-killing liability. North Carolina law requires sellers to disclose known permit violations on the NC Residential Property and Owner’s Association Disclosure Statement (RPOADS). Buyers routinely pull permit histories during the due diligence period. If work shows up without a permit, you have options, but ignoring it is not one of them.
