The drop is worth understanding in context. Summer markets in the Triangle tend to see seasonal softening as back-to-school timelines shorten active buyer windows. A smaller pool of buyers affects the price composition of what closes. When well-priced homes are still selling but the mix skews toward more affordably priced properties, the median softens without reflecting any structural change in demand.

At the same time, well-priced homes in strong submarkets, particularly Inside the Beltline and select Chapel Hill neighborhoods, are still drawing competitive interest and closing at or near asking price.
